Garage Doors: 5 Common Problems and their Quick Solutions


Feel like something’s amiss with your garage door?
Don’t seek help from an expert just yet.
Keep in mind that not all garage door issues require professional assistance.
Some of them you can easily fix on your own, given that you employ the right troubleshooting skills.
Problem #1: Door doesn’t open or close completely
Fix: Check the safety sensors
If your garage doorfails to go up or close all the way, chances are there is something that is blocking the sensors. Another possibility is the limit switch might need adjusting.
·         Make sure that nothing’s blocking the sensors.
·         See to it that you’re placing the sensors parallel to each other.
·         Ensure that the sensor’s surface is free from dirt, particles and moisture.
Problem #2: Door reverses before or after hitting the floor
Fix: Inspect the close limit switch and adjust it properly
Another possible reason why this issue occurs is that the close force feature has not been adjusted accordingly.
·         Increase the garage door opener’s force setting. As time passes by, you can expect the springs to eventually deteriorate.
·         Check the opener and find the knobs on the unit’s rear. Adjust the knobs and recheck the door. Keep turning until the roller door opens and closes properly.
Problem #3: Remote works fine but the wall switch doesn’t
Fix: Change the wall switch and wires
The culprit might be due to a defective wall switch or it can be attributed to the switch wires.
·         Unscrew the switch from the wall and touch the two wires together. If the opener works, the problem is the switch. If you are using an outdated version, a cheap doorbell will suffice. However, if you have installed a new model, (particularly the one with a light and a locking option), it is recommended that you purchase one that is specifically built for your model.
·         Use a small wire and jump them at the opener terminal. If the opener works just fine, the problem is most likely with the opener’s wire connection to the switch.
Problem #4: The lights won’t work
Fix: Change the light socket
If the bulb’s fine but doesn’t light up, the light socket might be the one to blame.
·         Check the light bulb.
·         Remove the circuit board to replace the socket.
·         Take the faulty socket by depressing the clip that holds it in position.
·         Take the two wire connections and place the new socket in place.
Problem #5: Trolley carriage works but the door won’t open
Fix: Change the trolley carriage
The trolley carriage might be defective.
·         Clamp down the chain to the rail before removing the old one. This will help hasten the reassembly.
·         Separate the chain from both sides of the trolley once it’s already secured.
·         Detach the rail from the header bracket and move it on one side.
·         Remove the old trolley and slide on the new one.

·         Reattach the chain and adjust the chain tension properly.
